Touring homes is the fun part. A little preparation first means that when you find the right one, you can move quickly.
1. Get pre-approved
A pre-approval tells you what a lender will actually lend, and it tells sellers you’re serious. It takes a few days and a stack of documents: pay stubs, tax returns and bank statements.
2. Set a monthly budget, not just a price
The price is only part of the payment. Taxes, insurance and HOA dues can add hundreds a month. Use our mortgage calculator to see the full number.
3. Save for more than the down payment
Closing costs usually run 2–5% of the price. Keep a cushion for moving, a few repairs and the things a new home always needs.
4. Write down your must-haves
Bedrooms, a yard, a short commute, a school zone. Decide what you won’t compromise on and what you will.
5. Pick your neighborhoods
Spend a weekend in the areas you like. Our neighborhood guides are a good start.
6. Talk to a buyer’s agent
A good agent will tell you what homes actually sell for, spot problems on a tour and write an offer that holds up.
