What goes into a payment
- Principal and interest
- Repays the loan and its interest. It stays the same for the life of a fixed-rate loan.
- Property tax
- Set by your county and city each year, usually paid monthly through your lender.
- Home insurance
- Protects the home. Lenders require it, and it’s often paid with the mortgage.
- HOA dues
- Dues for condos and planned communities, paid to the association.
Buying
Questions buyers ask
Do I need a mortgage pre-approval before touring homes?
You don’t need one to tour, but you’ll want one before you make an offer. Sellers take pre-approved buyers more seriously, and it tells you exactly what you can spend. We can introduce you to local lenders.
How is a buyer’s agent paid?
Before we tour, we sign a written buyer agreement that sets out our fee. Sometimes the seller pays part or all of it; if not, it can often be negotiated into your offer. We’ll explain the options before you sign anything.
How much should I budget for closing costs?
Buyers typically pay 2–5% of the price in closing costs: lender fees, title insurance, inspections and prepaid taxes and insurance. Your lender gives you an exact Loan Estimate.
