Small updates that make a big difference before you list

Paint, light and a weekend of small fixes do more for your sale price than a new kitchen. Here's where to spend and where to save.

This is a sample guide. Replace it with your own, or delete it.

Buyers decide in the first minute whether a home feels cared for. You don’t need a renovation to get there.

Spend here

  • Fresh paint in warm whites and soft greys, especially in the rooms that show first.
  • Light. Replace dim bulbs, open every blind and add a lamp to dark corners.
  • Small repairs. Dripping taps, sticky doors and cracked switch plates all read as “what else is wrong?”
  • The front door. Clean it, paint it if it’s tired, and put a plant beside it.

Save here

  • Big remodels. You rarely get back what a new kitchen or bathroom costs before a sale.
  • Your taste. Bold colors and personal décor are better packed away than replaced.
